If <br /> you wish to appeal a specific condition list it and the reasons the <br /> condition should be changed or removed: <br /> The City of Riverbank wishes to appeal the Environmental Impact Report <br /> being required by the San Joaquin County Planning Department on our Use <br /> Permit Application UP-89-30. <br /> There are five (5) area that an E.I.R. should focus on according to the <br /> Planning Department: <br /> 1 . Loss of riparian habitat and native vegetation; <br /> 2. Traffic; <br /> 3. Conflict with General Plan policies; <br /> 4. Access to Stanislaus River; and <br /> 5. Growth inducement. <br /> The City of Riverbank believes that all five areas of concern can be <br /> mitigated, and therefore, an E.I.R. would not be necessary. <br /> 1 . Loss of Riparian Habitat and Native Vegetation. <br /> The City has agreed that the proposed golf course will not be within <br /> fifty feet of the Stanislaus River. As with most rivers, the majority of <br /> the thick vegetation in this area is within fifty feet of the river. <br /> Valley Oaks are abundant in this area. Some of these trees wi eed to <br /> be removed in order to clear some fairways. The City and t e golf course <br /> architect will do their utmost to assure that as few trees as possible, <br /> are removed. Trees are one of the greatest assets to a golf course and <br /> the City will make every attempt to keep these assets. <br /> Selected pruning of some of the Valley Oak trees on the project site will <br /> allow more trees to remain. Selected pruning will also allow more <br /> sunlight to enter in various areas which will enhance the growth of <br /> grass, and provide for better air circulation. Irrigation will not be <br /> within the drip line of the trees. The golf course architect (Robert <br /> Muir Graves) is very familiar with Valley Oak trees. His firm recently <br /> completed the design of the Cherry Island Golf Course in the Sacramento <br /> area, which had numerous Valley Oak trees on site. <br />
