SANTE FE ROAD, ESCALON) <br /> :s <br /> The applicant has submitted the above referenced Deviation pre-application to reduce <br /> the minimum front yard setback in the Agriculture Zone from 30 feet to 18 feet and the <br /> minimum rear yard setback from 30 feet to 21 feet to permit the construction of a 720 <br /> square foot permanent foundation mobile home. The 0.3 acre site has a General Plan <br /> Designation of A/G (General Agriculture) and is zoned AG-40 (General Agriculture —40 <br /> acre minimum)' <br /> The project is located on the east side of S. Sante Fe Road, approximately 200 feet <br /> north of Hall Avenue, Escalon. <br /> The Community Development Department has reviewed the proposed Deviation pre- <br /> application and.comments from other agencies and offers the following comments: <br /> Setback Reductions <br /> Development Title Section 9-610.2 requires that yards within the general agricultural <br /> zone have a minimum front yard setback of 30 feet and a minimum rear yard setback of <br /> 30 feet. Pursuant to Section 9-824.2, the maximum allowed deviation to a front yard <br /> setback is 18 feet and the maximum allowed deviation for a rear yard is 21 feet. A <br /> request for reductions from the front, side and rear setbacks would be approved by the <br /> Community Development Department if the following four findings can be made in the <br /> affirmative. <br /> 1. The granting of the Deviation will not be materially detrimental to other <br /> properties or land uses in the area. <br /> This finding can be made because although the parcel is zoned AG-40, the <br /> parcel is too small to be farmed but can still support a residential use, and will not <br /> have a detrimental affect to other properties or land uses in the area. <br /> 1 <br /> i' <br /> N <br /> A <br />
