I. INTRODUCTION <br /> Dillon & Murphy was retained by Frank Marschall to perform a Soil Suitability <br /> Study for the property located at 16710 E. Sargent Road, Lodi, CA. The subject <br /> parcel number is APN 053-110-03. The purpose of the study is to determine the <br /> suitability of the property for septic tank usage as required by the County. The <br /> study was performed according to the requirements of Section 10100 of San <br /> Joaquin County Development Code. <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned AG-40. The Marschall property consists of a <br /> 80 acre parcel (see appendix for map). It is proposed to divide the 80 acre parcel <br /> into 2 parcels. The two resulting parcels will each be 40 acres each. There are no <br /> immediate plans for development. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently, the property is a vineyard and contains an agriculture well at the <br /> northwest corner of the property. The property has been a vineyard for over 5 <br /> years. There are no homes on the property. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Presently the parcel contains no septic system. It will require a septic <br /> system when developed. I have no knowledge of septic system failure on the <br /> property. The recommended septic area for this site is 12,000 square feet. After <br /> researching other septic systems installed on properties with a 1 mile radius of this <br /> site, it was found that most septic systems have functioned normally, the oldest <br /> system being over 30 years old. There was one service request for repair (service <br /> request number SR0035527). Systems in this area generally consist of septic tank <br /> and leach fields. There are no imminent plans for homesite construction. Once the <br /> parcel map is completed, each of the two parcels are entitled to a primary residence <br /> and a second unit dwelling. Therefore, the maximum number of septic systems <br /> this 84 acres will support is four. See permit numbers 018183 and 018784 for the <br /> on-site irrigation/ag well. It was issued April 1 , 1999. <br /> V. GROUND WATER AND DEPTH TESTING <br /> According to the map of "Lines of Equal Depth of Water Wells" published <br /> Fall, 1999, by the San Joaquin County Flood Control and Water Conservation <br /> District, the depth to groundwater at this location is approximately 140 feet (see <br /> Appendix) The gradient ground water (depth) in the project area slopes <br /> southeasterly according to the map of lines of equal elevation published in the <br /> 1 <br /> n•rngaca gnii q RFPnPT nszn,)na <br />
