1. The use will not significantly compromise the long-term productive agricultural <br /> capability of the subject contracted parcel or parcels or on other contracted lands <br /> in agricultural preserves. <br /> • This Principle of Compatibility can be made because a winery will not <br /> significantly displace any agricultural operations. There is an existing <br /> vineyard that will remain. The use on the subject property will remain <br /> agricultural and will therefore not significantly compromise the long- <br /> term productive capability of the subject contracted parcel or other <br /> contracted lands in agricultural preserves. <br /> 2. The use will not significantly displace or impair current or reasonably foreseeable <br /> agricultural operations on the subject contracted parcel or parcels or on other <br /> contracted lands in agricultural preserves. Uses that significantly displace <br /> agricultural operations on the subject contracted parcel or parcels may be <br /> deemed compatible if they relate directly to the production of commercial <br /> agricultural products on the subject contracted parcel or parcels or neighboring <br /> lands, including activities such as harvesting, processing, or shipping. <br /> • This Principle of Compatibility can be made because although the use <br /> may displace current agricultural operations, the proposed winery and <br /> marketing events relate directly to the production of commercial <br /> agricultural products because they are for the promotion of the wine <br /> produced by the vineyards grown on the property and surrounding <br /> lands in San Joaquin County. The proposed use, including parking <br /> areas, will occur on 2.00 acres of 10.00 acres. The remaining portion of <br /> the parcel will continue to remain as vineyards. <br /> 3 The use will not result in the significant removal of adjacent contracted land from <br /> agricultural or open-space use. In evaluating compatibility a board or council <br /> shall consider the impacts on noncontracted lands in the agricultural preserve or <br /> preserves. <br /> • This Principle of Compatibility can be made because the proposed use, a <br /> winery, will encourage continued and expanded agricultural uses in the <br /> area. The surrounding properties are agricultural. The Lodi area has <br /> existing wineries on contracted lands. Therefore it will not negatively <br /> impact agricultural uses on adjacent contracted lands and will not result <br /> in the significant removal of adjacent contracted land from agricultural or <br /> open-space use. <br /> The applicant expects to produce 36,000 gallons of wine per year and will have wine <br /> available for sale at each marketing event. The wine will be sold exclusively from the host <br /> winery. The parcel has approximately 10 acres of vineyards. The winery with marketing <br /> events will encompass approximately 2.00 acres. Therefore, the proposed project is <br /> consistent with the required three principles of compatibility pursuant to Government Code <br /> Section 51238.1. <br /> 4 <br />
