The proposed winery will have twelve marketing events per year with a maximum attendance of 100 people per marketing event. No amplified music is proposed at the marketing events. Phase 1 includes the construction of a 3,408 square foot tasting room building, an 8,000 square foot winery facility, and an 800 square foot crush pad. Tasting room building to include a tasting room, retail area, commercial kitchen, restrooms, storage area, and office. Winery building to include crushing facilities, barrel storage, fermentation tanks, and bottling and packaging area. Phase 2 to include the construction of a 4,000 square foot packing dry/cold storage building. This parcel is under a Williamson Act contract. The property is zoned AG40 (General Agriculture,40-acre minimum)and the General Plan designation is AIG (General Agriculture). PROJECT LOCATION: The project site is located on the south side of Schmiedt Road, 1,300 feet east of Bruella Road, east of Lodi. (APN/Address: 051-110-04, 9490 E. Schmiedt Road, Lodi) (Supervisorial District 4) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than November 20, 2013. Comments or recommendations received after that date will not be used in staffs analysis and recommendation for this application.
