(1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Gateway Boulevard, Commerce Court, Commerce Way and Schulte Court, <br /> shall be installed across the frontage of the project site. A landscape strip along <br /> Schulte Road shall be provided as shown on the Plan. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020.) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. 1 tree for every 10 parking spaces shall be <br /> planted, evenly spaced, throughout the parking lot. (Development Title Section 9- <br /> 1020.6) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be enclosed by a screen six to eight feet in height. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> k. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9-505.7) <br /> I. SIGNS: A pole sign shall not be permitted. <br /> M. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements (C.C.R., Title <br /> 24). <br /> (2) The existing structure exceeds the allowable floor area permitted by the Uniform <br /> Building Code for an S-1,2 occupancy and III N type of construction. The building <br /> shall be provided with an automatic fire sprinkler system, change type of <br /> construction, or separated into conforming areas with area separation wall(s). <br /> n. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of: Appendix III-A of the <br /> Uniform Fire Code (public water mains). <br /> Conditions of Approval - 3 - SA-97-45 <br />
