f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Scottsdale Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.8)The existing landscaping satisfies this requirement. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Item stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. BUILDING: The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disable. The space(s)shall be located as close as possible to <br /> the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed Y.inch per foot(C.C.R., Title 21) <br /> (4) Provide one van parking space. <br /> (5) Provide restrooms conforming with all disable access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> 2.
