A91 SAN JOAQUIN COUNTY <br /> COMMUNITY DEVELOPMENT DEPARTMENT <br /> •' '�1810 E.HAZELTON AVE.,STOCKTON,CA 95205-6232 <br /> 'koa.+% PHONE:209/468-3121 FAX:209/468-3163 <br /> August 25, 2006 <br /> MEMORANDUM <br /> TO: Development Committee <br /> FROM: Mo Hatef, Assistant Planner <br /> SUBJECT: SITE APPROVAL APPLICATION PA-0600417 OF DAVID AND <br /> BARBARA HUECKSTEADT (APN: 058-120-07) (ADDRESS: 4052 EAST <br /> SCOTTSDALE ROAD, LODI) <br /> The applicant has submitted the above referenced Site Approval application to convert <br /> an existing 1,176 square foot agricultural barn into a Small Winery with the capacity to <br /> produce 2,852 gallons of wine a year. <br /> The project site is located on the south side of Scottsdale Road, approximately half a <br /> mile west of State Route 99 West Frontage Road, Lodi. <br /> The property has a General Plan designation of A/G (General Agriculture) and is zoned <br /> AG-40 (General Agriculture- 40 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Storm Drainage <br /> Development Title Section 9-1135.2 states that any additional storm water drainage <br /> created by new improvements shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> Parkin <br /> Development Title Sections 9-1075.5(i) states that all parking spaces, driveways, and <br /> maneuvering areas shall be chip seal or an alternative surfacing material. The proposed <br /> dirt driveway is not an accepted alternative material. Bumper guards shall be provided <br /> when necessary to protect adjacent structures or properties. <br /> The winery use type has parking requirements of 2.5 parking spaces per every 1,000 <br /> square feet of building.
