The number of parking spaces for the proposed winery is determined to be <br /> three (3) parking spaces, including one (1) van accessible space. (Development Title <br /> Section 9-1015.3) <br /> Lighting <br /> Development Title Section 9-1015.5(8) states that if the parking area is to be used at <br /> night, parking lot and security lighting shall be installed. Any lighting shall be designed <br /> to confine direct rays to the premises. No spillover beyond the property lines shall be <br /> permitted except onto public thoroughfares, provided, however, that such light shall not <br /> cause a hazard to motorists. <br /> Access <br /> Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (Development <br /> Title Section 9-1015.5[h][1]) <br /> Signs <br /> The proposed sign for the winery shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Plan. All portions of any sign shall be set <br /> back a minimum of five (5) feet from any future right-of-way line, including any corner <br /> cut-off (snipe). (Development Title Section 9-1710.2[g]) <br /> Tasting Room and Marketing Plans <br /> At this time, the applicant is not proposing a tasting room or marketing event. If the <br /> applicant decides to propose a tasting room in the future, a tasting room is considered <br /> an accessory use to the winery. However, if the applicants decide to propose marketing <br /> events in the future, then the applicants would need to submit a Market Plan, and obtain <br /> a Revision of Approved Actions application. <br /> The Community Development Department has reviewed the Site Approval Application <br /> and responses from other agencies, and pending any outstanding issues have been <br /> resolved, will be recommending approval subject to the following conditions: <br /> Site Approval Application No. PA-0600417 was approved by the San Joaquin <br /> County Community Development Department on.
