CONDITIONS OF APPROVAL <br /> MS-92-164 <br /> GLEN FREDRIKS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be 10 acres. (Planning <br /> Title Section 9.4010.2 {b}) <br /> b. The minimum parcel width shall be 100 feet. (Planning <br /> Title Section 9.4010. 1 {b}) <br /> C. A Joint Management Agreement between the homesite parcel <br /> and the remainder shall be executed between the owner- <br /> operator and the benefitting family member. A recorded <br /> copy of the executed agreement shall be submitted to the <br /> Development Services Division. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. . (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3,415. 00 per single family dwelling unit in the <br /> Manteca area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br />
