(2) All future building permits for projects located within a Special Flood Hazard Area at the time <br /> of permit issuance shall meet San Joaquin County flood hazard reduction requirements (Title <br /> 9, Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in <br /> force at the time of permit issuance. As an example, these requirements may include raising <br /> the finished floor elevation one foot above the expected flood level andPor using flood <br /> resistant materials. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a. Destroy the abandoned public water well under permit and inspection by Environmental Health as <br /> required by Development Title Section 9-1115.5(e). <br /> NOTE: The applicant shall contact Adrienne Ellsaesser, Lead Senior Registered Environmental <br /> Health Specialist, at 468-0343. <br /> b. The proposed patio is over the existing leach field. The proposed new bar is in the previous <br /> located for the replacement leach field area. Due to the lack of an expansion area, future septic <br /> system repairs will be required to be engineered designed and also meet public water system <br /> setbacks. <br /> c. Submit three:sets of food facility plans to Environmental Health for review and approval prior to <br /> the issuance'of building permits (California Retail Food Code, Article 1, 114380). A review fee of <br /> $315.00 is required at the time of submittal. <br /> Conditions (Deviation <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg, 468-3160) <br /> a. APPROVED USE: This approval is for a deviation to (1) reduce the minimum side yard setback <br /> from from 20,feet to 12 feet to allow for a new detached covered patio eating area and (2) increase <br /> the maximum fence height from seven (7) feet to eight (8) feet to allow for an 8-foot-high solid wood <br /> fence along the side property line as shown on the Revised Site Plan dated January 22, 2009. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details).
