Portion of"D" Street, Sixth Streei to most westerly driveway and Seventh Street shall be <br /> improved to County Standards for one-half of a 50-foot right-of-way rural road plus a <br /> 12-foot lane conforming to Partial Width Street Section Drawing R-4 prior to issuance of <br /> Final Occupancy. Improvements shall be accepted for maintenance by San Joaquin <br /> County. The frontage improvements for Sixth Street and remaining portion of"D" Street <br /> shall be constructed in conformance with the standards for one-half of a 50-foot <br /> right-of-way rural road The construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement PlanA $260.00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an <br /> option the Department of Public Works will prepare the drawing and estimate for an <br /> additional fee of$115.00. <br /> (Development Title Section 9-1150.2(d)(3) and the adopted Specific Road Plan for the <br /> Town of Banta) <br /> 5. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices and San Joaquin County Standards and shall be shown on the Improvement Plans. <br /> (Development Title Section 9-1150.2) <br /> 6. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,177.00 per <br /> 1,000 gross square foot of building as Service Commercial or $168.90 per daily trip-end <br /> generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 7.
