CONDITIONS OF APPROVAL <br /> PA-1800076 (LA) <br /> RENE ANN COBURN REVOCABLE TRUST/QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1800076 was approved by the San Joaquin County <br /> Community Development Department on July 6, 2018, which is the effective date of approval. This <br /> approval will expire on January 5. 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is fora Lot Line Adjustment between two parcels as shown <br /> on the site plan dated March 19, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal <br /> descriptions of the resultant properties shall be submitted to the Surveyor's Division for <br /> review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' <br /> Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PARCEL SIZE: Parcel 1 shall be a minimum of two (2) acres in size (Development Title <br /> Section 9-872.2[e]) <br /> d. SETBACKS: All new property lines shall meet current setback requirements from any <br /> structure(s), either by relocating the proposed lot lines or by obtaining a demolition <br /> permit for any structures within the setback area. <br /> 2.
