CONDITIONS OF APPROVAL <br /> PA-0700363 <br /> Stockton Terminal & Eastern Railroad <br /> Site Approval Application No. PA-0700363 was approved by the San Joaquin County Community <br /> Development Department on October 8, 2007. The effective date of approval is October 18, 2007. <br /> This approval will expire on April 18, 2009, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for one (1) double-faced, illuminated, off premise sign as shown <br /> on the Site Plan dated July 29, 2007. (Development Title Section 9-1710.2[a]) <br /> c. AREA: The signs shall have a maximum area requirement of 672 square feet per sign face. <br /> (Development Title Section 9-1710.6[a)[2)) <br /> d. LENGTH: The signs shall not exceed forty-eight (48) feet in length. (Development Title Section 9- <br /> 1710.6[a)[2]) <br /> e. HEIGHT: The sign shall have a maximum height requirement of fifty (50) feet above existing grade. <br /> The elevation detail shall be included in the Building Permit drawings. (Development Title Section 9- <br /> 1710.6[a][3][) <br /> f SETBACKS: The following setback requirement shall apply: <br /> (1) All portions of the sign shall be setback a minimum of five (5) feet from future right-of-way lines, <br /> including corner cut-off (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]) <br /> g. PROXIMITY TO OTHER SIGNS: The space between off-premises signs shall be at least one <br /> thousand (1,000)feet on either side of Fremont Street. (Development Title Section 9-1710.6[a][41) <br /> h. ILLUMINATION: Signs may be indirectly illuminated or internally illuminated, subject to the <br /> provisions of Development Title Section 9-1025.6. The light source shall not be visible from the street <br /> or from abutting properties and shall be concealed or shielded.
