CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the <br /> Parcel Map. The tentative map will expire two years from the approval date. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance <br /> requirements- Ordinance requirements cannot be modified <br /> 1. DEVELOPMENTSERVICES DIVISION: <br /> a The minimum parcel size shall be 10 acres. (Section 9-4010.2(a)(2)) <br /> b. The minimum parcel width shall be 100 feet (Section 9-A-01 0.1(b)) <br /> C. There shall be no modircatlon of the riparian area along the river without prior approval <br /> of the State Department of Fish and Game and U. S. Fish and Wildlife. <br /> (added) d. Submit a revised Tentative Map showing the 10-acre parcel relocated to the northwest <br /> comer of the property. <br /> 2 DEPARTMENT OF PUBLIC WORKS• <br /> a A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The remainder shall be designated as 'Designated Remainder on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2.235.00 per single-(amity dwelling unit in the Lockeford area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by 'tie Engineering News Record. (Resolutions R-90-3(34 & R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9164) <br /> e. Any driveway that exceeds ISO feet in length from any public roadway shall be Improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Linden-Peters Fire District prior <br /> to Issuance of the building permit (San Joaquin County Crdlnance No. 3622) <br /> f. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br />
