(2) Bumper guards shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> (3) A minimum of 60 parking spaces shall be provided, including 3 accessible spaces, one of which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance(C.C.R., Title 24). (Development Title Section 9-1015.3) <br /> (4) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> (5) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The access driveway shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (Development Title <br /> Section 9-1015.5[h][1]) <br /> (2) The parking area shall be designed so that a vehicle within the parking area will not have to <br /> enter a public street to move from one location to any other location within the parking area. <br /> (Development Title Section 9-1015.5[h][21) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip shall be installed across the frontages of the <br /> project sites along North Sierra Drive and State Route Highway 12 & 88, respecting the ultimate <br /> rights-of-way widths. (Development Title Section 9-1020.7) <br /> (2) Parking areas with more than twenty (20) stalls shall provide a minimum of five percent (5%) of <br /> landscaping within the perimeter of the parking area, not including landscaping along the street <br /> frontage. (Development Title Section 9-1020.5[x]) <br /> (3) One tree shall be required for each five (5) parking stalls or portion thereof, and shall be evenly <br /> spaced throughout the parking lot. (Development Title Section 9-1020.5[b]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be required along the north property <br /> line and northwest corner of the site adjacent to residential development. (Development Title <br /> Section 1022.4[d][11) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way.
