j. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) A complete review at building permit submittal will require compliance with applicable codes and ordinances. (2) Fire flow will be provided for proposed buildings by the use of: A. Appendix III-A and III-B of the California Fire Code. (3) Key Boxes: A Knox Box shall be installed according to the local fire department's instructions. (4) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard 10-1. (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. (C.F.C. 105.2.1) 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards CW-C11 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$4,037.00 per 1,000 gross square feet of building designated as Retail Service in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution 00-433) d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is required upon submittal of verification. f. A State National Pollutant Discharge Elimination System (NPDES) Construction Permit Notice of Intent(NOI) shall be filed with the State Water Resources Control Board if over one acre of total ground is disturbed. g. The applicant shall provide a will-serve letter from the Lockeford Community Service District for water and sanitary service. NOTE: Any construction activity that results in the disturbance of at lease one acre of soil shall require a State NPDES construction permit.
