j. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow will be provided for proposed buildings by the use of: <br /> A. Appendix III-A and III-B of the California Fire Code. <br /> (3) Key Boxes: A Knox Box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard <br /> 10-1. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$4,037.00 per 1,000 gross square feet <br /> of building designated as Retail Service in the Lockeford area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution 00-433) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> f. A State National Pollutant Discharge Elimination System (NPDES) Construction Permit Notice of <br /> Intent(NOI) shall be filed with the State Water Resources Control Board if over one acre of total <br /> ground is disturbed. <br /> g. The applicant shall provide a will-serve letter from the Lockeford Community Service District for water <br /> and sanitary service. <br /> NOTE: Any construction activity that results in the disturbance of at lease one acre of soil shall require a <br /> State NPDES construction permit. <br /> San Joaquin County PA-0400400\Wright <br /> Community Development Page 9 <br />
