e. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) The access driveway shall have a width of no less than twenty-five (25) feet <br /> for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than <br /> twenty (20) feet wide. (Development Title Section 9-1015.5[h][11) <br /> (2) The parking area shall be designed so that a vehicle within the parking area <br /> will not have to enter a public street to move from one location to any other <br /> location within the parking area. (Development Title Section 9-1015.5[h][2]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip shall be installed across the <br /> frontages of the project sites along North Sierra Drive and State Route Highway <br /> 12 & 88, respecting the ultimate rights-of-way widths. (Development Title <br /> Section 9-1020.) <br /> (2) Parking areas with more than twenty (20) stalls shall provide a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. (Development Title Section 9- <br /> 1020.5[a]) <br /> (3) One tree shall be required for each five (5) parking stalls or portion thereof, and <br /> shall be even spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.5[b]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section <br /> 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be required along <br /> the north property line and northwest corner of the site adjacent to residential <br /> development. (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings.
