CONDITIONS OF APPROVAL <br /> UP-93-13 <br /> Rosena Gremiilion <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Submit an Improvement Plan, prepared by a Civil Engineer, showing drainage, driveway <br /> access details, on-site parking, existing and proposed utility services, and grading. <br /> Terminal drainage shall be provided, if available. Otherwise, drainage shall be retained <br /> on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. A plan check fee will be required. (Development Title <br /> Section 9-884) <br /> b. The concrete pads shall be fenced. <br /> C. The dumpster shall be located in the approved parking area. <br /> d. The applicant shall obtain a County Business License. <br /> e. The drainage pond must be maintained to prevent fire hazard. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $303.00 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. The Water Supply Facilities Impact Mitigation Fee may be exempt if proof that no <br /> additional guest rooms are needed for this development. The fee is due and payable at <br /> the time of building permit application. The fee currently is$245.69 per each guest room. <br /> The fee shall be automatically increased on January 1 of each year at the rate of 6.9 <br /> percent. An additional 3.5 percent shall be added to the fee upon payment for <br /> processing and administering the program. (Resolution R-91-327) <br /> NOTE: On November 4, 1993, the San Joaquin County Planning Commission approved UP-93-13 subject <br /> to the Conditions of Approval listed above. <br />
