INTRODUCTION
This Soil Suitability Study presents the results of our investigation concerning the soil
characteristics and groundwater under the subject property referenced on the Title Page. Our study
was completed to satisfy the requirements of the San Joaquin Environmental Health Department
(EHD), specifically: 1.) To determine if the four proposed homesite parcels (lots) that are being
subdivided are acceptable for the proper operation of a septic system which will function as
intended for its anticipated lifespan, and 2.)Provide analysis and recommendations based upon the
environmental criteria encountered in this study. There is no domestic or irrigations the
subject property; therefore,no water testing accom anies 7hrs report. ougnone of the partners
o s project,Mr. Ron Barber, has a single family residence directly west of the subject property,
it was determined by EHD staff not to sample his well for the required constituents. Consequently,
the wells drilled on each lot should be tested for the constituents stipulated by EHD, namely nitrate
and the agrichemicals DBCP/EDB before well completion. Our report is in compliance with the
requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the
San Joaquin County Ordinance Codes.
SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION
The purpose of this proiect is to crew+P fnur newparcels from a total area of 19.9 acres, and
construct four sinele family residential structures and potential second unit dwellings). Each lot is
To be approximately 4.9 acres each. Lot 1 will include Mr. Lagorio's residence. —eTtritative
Parcel Map found in Appendix "A"illustrates the designations and orientation of the subject
Parcels and the location of the subject property.
The subject property is located 1.2 miles southeast of the town of French Camp and one-half mile
south of French Camp Road. Surrounding property use on the east side of Small Road consists
predominately of agricultural production land-primarily row and tree crops. Surrounding
structures consist of low density housing, barns and other types of ag buildings.
The subject property is currently zoned Agriculture-5 (AG-5). The site is surrounded by parcels
that have been farmed for many decades. 'Small Road is a single lane road with residential family
dwellings, mostly on the west side. The subject property is currently planted entirely in almond
trees. hri¢ation is by flood with the water supplied b the South San Joa
(SSID). Municipal sewer will .,rbahly nevarP = +his area,or at Least not for several decades.
As depicted on the attached USGS Map,the topography of the site is 25 feet above MSL,with a slight
land declination toward the southwest for efficient flood irrigation. Therefore, septic system design
criteria for slopes do not have to be considered.
A review of Application Permits on file with the Environmental Health Department reveals there
have been nine Applications for Repairs/Additions t9 septic svqme on small Road P aWsively
This high number can be attributed to the very old housing that has existed on Small Road for
several decades and replacement of the redwood tanks that were once installed for these houses.
C(resreey Cmw&ing
