The following information is provided as a result of <br /> that review. <br /> The proposed use conforms the City's General Plan. <br /> The subject parcel does not lie within an Area of Benefit or a Community Facilities <br /> District. <br /> The owner/developer shall be responsible for all costs involved in the extension of any <br /> sewer mains or laterals to serve this project in accordance with City standards. This <br /> may include the extension of the sewer main across the entire frontage of the <br /> applicant's property. LAFCO review may be required prior to any main line extension. <br /> The property owner will be required to sign a conditional utility service agreement before <br /> connection to City utilities is completed for possible annexation to the City of Stockton. <br /> The subject parcel is located within the City of Stockton's Collection System No 3. <br /> There is sufficient capacity is available to serve the proposed project at this time. The <br /> required point of connection is in Sonoma Avenue at Modoc Avenue. <br /> All connections to City maintained utilities require an encroachment permit from the <br /> City's Public Works Department. <br /> Because the project is located in a County area, County permits for work done in the <br /> street right-of-way will be required.
