CONDITIONS OF APPROVAL <br /> PA-0800098 <br /> Sanguinetti <br /> Lot Line Adjustment Application No. PA-0800098 was approved by the San Joaquin County <br /> Community Development Department on October 24, 2008,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 25, 2010, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> i <br /> 1. APPROVAL: This approval is for a Lot Line Adjustment among three parcels as shown on the site <br /> plan dated September 8, 2008. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be -submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels shall be a minimum lot width of 330 feet, measured at the front yard setback line. <br /> I (Development Title Section 9-610.2). <br /> (2) Parcel 2 shall be a minimum of forty acres in size(Development Title Section 9 610.2). <br /> d. PROPERTY LINE SETBACK: The proposed new property lines shall be set back a minimum of 40 <br /> feet from any,animal enclosures on Parcel 1 as defined in Development Title Section 9-1045.3. <br /> 2.
