1565'1
South Austin Rd.
Manteca CA 95336
May 21, 1990 1)tqEC 1)
SAN JOAQUIN COUNTY PLANNING DIVISION ''IY
100^10 East Hazelton 2
Stockton, CA 95205 -IN j gQUIN CO
ry
Gear Mr. St. S_re: PLA NI'G DI V I S ON
This letter is concerning an application made out in the names of Jay Gilbert and Mile fuloore in
reference to the subdivision of a 39.4-acre parcel(Application No. lv1S-90-S6).
I am a.resident of that immediate area. I have witnessed not only drag races on Austin Road,
directly in front of rriy house, but also, accidents that have occurred because of the speed that
drivers attain outon 0ursuppossedly "quiet country road". Traffic on Austin Rd. is treacherous
no%,,. What~Would it be like if added a.public facility on top of residential housing? My children
are not aIlowed to play in the front yard because of the speed and quantity of traffic that
frequents,Austin Rd. With the addition of a church this danger would only increase.
The acid itionaI trafl•ic on Austin Road is not rriy only concern. As it is,our agricultural land is
being eaten up by irid ustry arid housing. We need to preserve what acreage we have left
surrounding our area. If a 39.4-a.cre parcel is subdivided once it makes it very easy to warrant
the subdivision of the rern;aining 34.4-acre parcel into five or one acre units. This leads to more
"mini-farms•'and more of ourprecious agricultural land being doled o►_rtpiece by piece. Never
again recovered to useful crop production that our area is so dependent upon.
Our water table level has dropped in recent years. People in our area conserve as much as
possible because of being on private wells. A public facility located in our immediate area
definitely has to impact on the areas use of vvater. ••vt•'e people on vvells let our grass go and tnto
landscape with droughtresisrant foliage. '%VIII a public facility be ,atering it's lawn for esthetic
reasons while we homeowners are saving dirty dishvtiater to quench the thirst of the few p[anb
we have?
1 have also found that some congregations, although yell intended, have begun construction on
a facility and being limited to donated funds have fallen short of their initial specifications for
their facility. In this process leaving partial construction for unlimited amounts of time not to
mention the vulnerability to undesirable elements, e.g. graffiti, vandalism and unsupervised
individuals frequenting the area. I Have;Wor4;ed very hard to improve my property. The thought
that a building site,e.g.(Faith Lighthouse Pentecostal Church of God,on Union Road)may
linger undone for an indeterminable amount of time concerns me a great deal. Also when
completed will the finished product compare to the quality of homes keeping with the apparent
property values of the area, or will it be an eyesore and a liability rather than an asset?
An increase of noise, destruction of agricultural land, increase traffic possible further subdivision
and Yater usage are all the concerns-I have pertaining to this proposed subdivision.Any further
development in our area would disrupt the environment and atmosphere. I am totra11 against
any future building on Austin Road.
a
S incerely,
2)di Aqlo(
r
r
