INTRODUCTION <br /> i <br /> Our office has been retained by Paul Fry to perform a soil suitability study for his property <br /> located at 765 5 E Southland Rd.,Manteca,California(APN 218-060-10). The purpose of this study <br /> is to determine the suitability of the property for continued septic tank usage in light of the proposed <br /> parcel split. This study was performed according to the requirements of Section 9-1105.2(d)of San <br /> Joaquin County Development Title. This report presents the results of our study. <br /> 4 � <br /> II. PROPOSED DEVELOPMENT ! <br /> Theyarea where the property is located is currently zoned AU-20. The subject property <br /> hland Rd. Manteca <br /> consists of a rectangular shaped 5.02 acre par <br /> cel located at 7655 E Sout , <br /> California. It is proposed to divide the property into 2-parcels with a designated remainder of 3.02 i <br /> acres (see the attached Parcel Map, Plate No.1 1). Parcel 1 and the Parcell {designated remainder} <br /> each have existing homes, septic systems, and pump houses. Parcel 2 also includes a 2400 square <br /> foot barn located directly behind the house. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The present and past use of the property and surrounding area consists of small ranchette- <br /> dwellings that encompass horses, cows, and small quantities of livestock with pasture.
