Box 406 ENVIRONMENTAL WCALTH <br /> Manteca, CA 95336 PERMIT/SERVICES <br /> Attention: Dennis Kulberg <br /> Subject: SEPTIC SYSTEM SUITABILITY STUDY <br /> PROPOSED FORTUNY PROPERTY PARCEL SPLIT <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> MS-92-35 <br /> Gentlemen: <br /> Presented in this report are the results of our septic system <br /> suitability study performed for the proposed parcel split of the <br /> Fortuny property. The property is located at 9126 East Southland <br /> Avenue, northeast of Manteca in San Joaquin County, California. <br /> Reference is made to our geotechnical services report dated <br /> September 11, 1991, which was prepared for the adjacent <br /> Scott/Johnson property. The referenced report included a septic <br /> system suitability study, and we have used the information obtained <br /> in preparing this report. <br /> Preliminary plans provided to our firm indicate that the <br /> approximate 9-acre property will be split into four parcels of from <br /> approximately 2 to 3 acres each. A cul-de-sac to access the lots <br /> will be constructed off Southland Avenue along the property line <br /> between the Fortuny and Scott/Johnson properties. The proposed <br /> parcel 1 contains a residence with associated outbuildings, which <br /> will remain. We have assumed that construction on the remainder of <br /> the parcels will consist of one single-family residence and one <br /> septic system per parcel. Additional details of the project are <br /> not known to our firm at this time. <br /> This report is to satisfy San Joaquin County requirements as <br /> described in Ordinance No. 3323 , Division 10, Chapter 2 , Section 9- <br /> 10100, Item C. Our scope of services was outlined in our <br /> "Geotechnical Services Agreement, " dated January 10, 1992 . Our <br /> services were initiated based on your written authorization of <br /> January 13 , 1992 . The items listed under Item C of the above <br /> ordinance are listed below, along with our responses. <br /> ITEMS C-1 AND C-4 : <br /> "The intensity and extent of the existing and the proposed <br /> development on septic tanks within and around the area ; " (C-1) . <br /> "The history of past uses in the project area to assess potential <br /> problems ; " (C-4) : <br /> Copyright 1992 Kteinfetder, Inc.
