14W 1%W <br /> INTRODUCTION <br /> The purpose of this project is to divide 13.14 acres into two parcels. The result will be one <br /> 8.14 acre parcel and one 5.00 acre parcel. In accordance with the San Joaquin County <br /> Development Title, this Surface and Subsurface Contamination Report (SSCR) is being <br /> ` submitted for approval. This report will investigate the property for visual or historical <br /> environmental contamination based on field observation and testimony from the owners. <br /> _ This SSCR includes no chemical analysis. A Condition of Approval for the Minor Subdivision <br /> will require percolation tests and groundwater tests from the wells. Those results will be <br /> included in the Soils Suitability Report. <br /> Proiect Description <br /> The project consists of a 13.14 acre parcel located at 23020 Sowles Road, Acampo, CA. The <br /> project is in a residential/farming community and is surrounded by agricultural land and private <br /> residences. The property is zoned Rural Residential. There is one existing home on the site. <br /> See Tentative Map included in the Appendix. <br /> Project History <br /> The primary source of information of the historical use of the property is testimony from the <br /> owner. Gordon Roget has owned the property for 7 years. This property and all surrounding <br /> ., properties have had basically consistent uses in the time Mr. Roget has owned the property. The <br /> property has an existing 3.8 acre walnut orchard in the north west corner of the property. This <br /> orchard has been abandoned and there has been no other farming on this property since the <br /> Rogets have owned it. <br /> A request was made to the"San Joaquin County Agricultural Commissioner's Office" to <br /> determine which, if any, farming products (chemicals) were historically applied to the orchard. <br /> They only keep records for five years and there is no record of any chemical use (see appendix). <br /> This is consistent with the owner's testimony that the orchard has not been farmed since he <br /> owned it. Also, according to the owner, there was nothing disclosed by the seller at the time of <br /> purchase regarding any soil contaimination. <br /> The site does include two above ground propane tanks. There is not a record of underground <br /> fuel tank storage and the current property owners are not aware of any. <br /> Field Investization <br /> The following information was obtained during a field investigation of the site as well as <br /> interviewing the property owners and tenants. <br /> The site currently contains one septic system with a leach field and one domestic well. <br /> C:\O 11 Munface and Subsurface Repon <br />
