(DISTRICT 4) . <br /> APPLICANT: Edward Piona APN: 007-320-06 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration. <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin County <br /> and City of Stockton Flood Insurance Studies, which delineate flood risks, <br /> floodplains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, <br /> Region IX, Building 105, Presidio of San Francisco, California 94219, <br /> telephone (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the Department <br /> of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will <br /> be updated when the reevaluation process is completed. <br /> Sowies Road has an existing right-of-way width of 60 feet and a planned <br /> right-of-way width of 60 feet. Underwood Road has an existing right-of-way <br /> width of 50 feet and a planned right-of-way width of 50 feet . <br /> The Traffic Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit <br /> application. <br /> RECOMMENDATIONS : <br /> i . A Parcel Map is required. (Development Title Section 9-915 .2) <br /> 2 . The frontage improvements for Sowles Road and Underwood Road shall <br /> be constructed in conformance with the standards for one-half cf a <br /> 50-foot right-of-way rural road. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of <br /> the Parcel Map. (A $260 . 00 fee currently is required for processing <br /> per Development Title Table 9-240 .2 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing <br />
