CONDITIONS OF APPROVAL <br /> MAXINE I. HEIM <br /> MS-91-86 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements of record shall be shown on the Parcel map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. A Parcel Map is required. <br /> C. An Irrevocable Offer of Dedication to result in a twenty-five <br /> foot (251 ) minimum right-of-way from Sowles Road to the <br /> subdivision shall be required. The northerly line of the <br /> I.O.D. shall be aligned with the northerly right-of-way line <br /> of Underwood Road. <br /> d. The owner shall execute an Irrevocable Offer to Dedicate a <br /> Twenty-five foot (251 ) wide right-of-way along the westerly <br /> property line of APN 007-150-40 . (A $200 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and a legal description <br /> of the parcel to be offered for dedication) . <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 018 . 00 <br /> for each single family dwelling unit in the Lockeford area. <br /> The fee shall ba automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed have been identified as pertinent <br /> to this project. Other Ordinance Requirements may also apply. <br /> Ordinance Requirements cannot be modified. <br />
