..01 <br /> INTRODUCTION & PROPOSED DEVELOPMENT SECTION <br /> The parcel is located north of Liberty Road at 27300 N. Sowles Road. The parcel has been <br /> approved for a parcel split by the Board of Supervisors, per PA 04 00192 according to the <br /> Planning Department of SJC. The parcel is zoned AG-40. <br /> A copy of the tentative map is included and shows the new configuration of Parcel 1 and Parcel 2 <br /> also the location map is shown. <br /> Parcel 2 is vacant. Parcel 1 contains a domestic well, on site septic, a SFR and garage. There are <br /> no pools, ponds or waterways on the parcel. Along Sowles Road fronting the parcel standing <br /> water was observed as shown on photograph"C". (East side of road.) Some <br /> landscape/ornamental trees have been planted. <br /> PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> The current owner states, in the Environmental Questionnaire, the parcel was purchased in 1988 <br /> and has been used as residential. There is no indication of any use of the parcel other than <br /> _ pasture.The owner was interviewed by the surveyor, Mr. Monte Seible, several times in August& <br /> September, 2004, as discussion proceded on the parcel split. The owner confirmed the property <br /> was used for residential purposes only. <br /> The SJC property profile shows the SFR was constructed in 1992. Parcel 1 will remain as is. <br /> Parcel 2 will be residential as shown on the Tentative Parcel Map. <br /> The land drains toward the intersection of Liberty Road and Sowles Road and then follows the 85' <br /> contour westerly. Existing trees on the parcel to the south of the subject parcel indicate poor soil <br /> or poor care or both. Goats are raised on that location. To the west of the site, on the west side of <br /> Sowles Road, there are approximately 17 parcels, the smallest is 5 acres.The zoning map of SJC, <br /> portion, shows the AG-40 zoning. (Included in report). To the north of the site,to the <br /> Sacramento County line, parcels vary in size from 3 acres to 131 acres. (Assessor Map included) <br /> Coyote Creek is located approximately 4,000 feet to the NE of the site. <br /> The soil uses, as described in the USDA.Soil Survey of San Joaquin County, are mainly for <br /> livestock grazing, irrigated crops, or pasture. The major soils are suited to the vegetation used for <br /> livestock grazing. The site was visited on Sep. 15, 2004 by the undersigned. <br /> IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF CONTAMINATION <br /> The methods used to research the parcel history include the following: <br /> _ EDR record search, EHD search, SJC Agricultural Commissioner's Office, site/area field <br /> reconnaissance and the Site Cleanup List published by the CVRWQCB. <br /> The site proper is clean with little vegetation or trees. The water table is at approximately 115' as <br /> indicated on the published water table curves as furnished by the Flood Control And Water <br /> Conservation District of SJC. The ditch water along Sowles Road contains algae and supports <br /> — 1. <br />
