CONDITIONS OF APPROVAL <br /> ROY RAMACCOITTI <br /> MS-91-29 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval • <br /> a. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Sowles Road to the property line shall be <br /> required across the frontage of Parcel #1 . <br /> b. All easements of record shall be shown on the Parcel Map. <br /> C. A Parcel Map is required. <br /> d. Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 018 . 00 for each <br /> single family dwelling unit in the Lockeford area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS• <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior <br /> to recordation of the final map indicating that the area is <br /> suitable for septic tank usage. A permit for the percolation <br /> test is required from the Environmental Health Division. <br />
