The project site is within the 100-Year Flood zone. <br /> Nonresidential structures would have to be elevated to one <br /> foot above the 100 year flood elevation or floodproofed . This <br /> impact will be eliminated when the Federal Emergency <br /> Management Agency approves the levee improvements being <br /> constructed along the San Joaquin River. <br /> I .c . The project will increase runoff . A temporary ponding system <br /> will be used until the storm drainage system is available for <br /> use. <br /> 2.a. The use of interim septic systems could be restricted because <br /> of the cleanup of contaminated ground water by Sharpe Army <br /> Depot. The applicant is proposing a sewer storage system that <br /> would be pumped out periodically until public sewer connection <br /> was available. <br /> 5. .3. The project site is surrounded by heavy noise generators . <br /> Inter-State-5 is on the west as well as Sharpe Army Depot <br /> runway and the Southern Pacific Tracks are on the east. In the <br /> Draft EIR for Country Squires , which is located just south of <br /> this project, the sound study did not shown any noise levels <br /> above 75 dB Ldn. The sound level in the industrial zones can <br /> not exceed 75dB Ldn . <br /> 7.a. The project site is within the Lathrop County Water District ' s <br /> Sphere of Influence; however, it is not within the District' s <br /> boundary. The Water District will provide water but the <br /> applicant must install the water line. Sewer and storm drains <br /> will also need to be hooked up to the Cities system when it <br /> is available. <br /> 3.a. Caltrans is concerned with the ability of the ramps at Lathrop <br /> and I-5, and at Roth and I-5 to handle the large loads. The <br /> applicant is preparing a study that will determine if the <br /> applicant will have to improve the freeway ramps . <br />
