1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ✓1.1 Description of Site: The project consists of one parcel located at 19267 E. Stampede Road, <br /> ` Lodi,California. The project is in a farming community and is surrounded by agricultural <br /> land. Itis zoned AL-10. The project parcel number is APN 019-340-13. There are no ✓ <br /> ► <br /> homes or other structures on it. <br /> X1.2 Description of proposed development: The purpose of this project is to divide this 21.60 <br /> ` acre site into two parcels of 10.80 acres each. <br /> ✓1.3 Parcel Location Map: (See Appendix). <br /> L /1.4 Site Map: (See Appendix). <br /> ✓2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE. <br /> 2.1 The present owner,Never Bend, LLC has owned the property for 7 years. Prior to this it was <br /> owned by John Teresi for over 10 years. The past use of this property was grape vineyards and <br /> has been vineyards since the present owner purchased it. Future use of the two parcels being <br /> created will be for homesite purposes and vineyards. <br /> ► <br /> /3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> A.1 Description of Existing on-site septic tank usage: There has been no septic systems on <br /> these parcels. Permits were researched and illustrate this fact. <br /> /3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> il r <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued,no history <br /> of septic repair is available. <br /> /3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> ► pits. (See permits in appendix). There have not been any failures noted in the permits <br /> researched. <br /> ✓3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records,the septic systems in this general <br /> area range in ages from 1991 to 2005. Copies of permits are in appendix. <br /> r. <br /> ✓3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic <br /> tanks in this area reveals that the leach lines and seepage pits have resulted in consistent unerring <br /> ► P performance.
