CONDITIONS OF APPROVAL <br /> MS-91-11 <br /> THOMAS U. ERLE <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS: <br /> a. The frontage improvements for Stanley Road across the <br /> frontage of the 3 . 0 acre parcel shall be constructed in <br /> conformance with the standards for one-half of a 50-foot <br /> right-of-way farm or subdivision street. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250 . 00 fee is required for processing <br /> per Ordinance No. 3337 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate shall be prepared by <br /> a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public <br /> Works will prepare the drawing with estimate for an <br /> additional fee of $100 . 00 . ) <br /> b. Home site shall be placed on a fill to prevent flooding. <br /> C. Requirements for construction of improvements shall be <br /> noticed by statements on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Linden area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as <br />
