1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one 1.05 acre parcel located at <br /> 14820 N. Star St., Lodi, CA. The project is in a commercialized area and the existing parcel is /•_� <br /> zoned C-FS. <br /> 1.2 Description of proposed development: It is proposed to split the 1.05 acre parcel into <br /> two parcels; one 21,114 sf parcel, and one 24,546 sf parcel. In accordance with the San Joaquin <br /> County Development Title, this Surface and Subsurface Contamination Report (SSCR) is being <br /> submitted for approval. This report will investigate the property for visual or historical <br /> environmental contamination based on field observation, interviews with the owner, and county <br /> records. This SSCR includes minimal chemical analysis. <br /> 1.3 Parcel location map: (See Appendix for Tentative map with Vicinity Map, and APN Page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of past, present, and proposed future uses: The primary source of information <br /> of the historic use of this property is testimony of the owner, Neil McDaniel. Mr. McDaniel was <br /> interviewed in June, 2007. Mr. McDaniel has owned the property solely for two years and is a <br /> partner of Flag City, LP, whom was the previous owner. This property and all surrounding <br /> properties have consistently been used for commercial and agricultural uses. <2• /' <br /> The property is currently developed for food services and has a Starbucks coffee shop located on <br /> the northern half of the parcel. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on June 26, 2007 (see appendix for 01 0 <br /> results). An onsite survey was performed in June,2007 by staff of Dillon & Murphy, as well as <br /> interviewing the present owner, Mr. McDaniel. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potential for contamination 2) <br /> includes past farming uses. This property has been a bare lot for more than 13 years. Historically <br /> there have been no underground storage tanks. <br /> 1 <br />
