% <br /> CONDITIONS OF APPROVAL <br /> MS-97-15 <br /> DONALD YOUNG <br /> Minor Subdivision Application No. MS-97-15 was approved by the San Joaquin County <br /> Community Development Department on October 9, 1997. The effective date of approval is <br /> October 19, 1997. This tentative map approval will expire on October 18, 2000, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler <br /> Martin, 468-3144) <br /> a. LOT SIZE AND WIDTH: The following lot size and width <br /> regulations shall apply to this map: <br /> (1) . All parcels shall have a minimum lot width of 330 <br /> feet, measured at the front yard setback line. <br /> (Development Title Section 9-610. 4) <br /> (2) . All parcels shall have a minimum lot area of 80 acres . <br /> (Development Title Section 9-610.2) <br /> b. ACCESS: The following access requirements apply and shall be <br /> included in the required Certificates of Compliance: <br /> 1 . Proposed primary and proposed secondary 25 foot wide <br /> private easements for access to parcel 2, as shown on <br /> the revised tentative map submitted September 30, 1997, <br /> shall be included in the property descriptions for the <br /> required Certificates of Compliance. (Development <br /> Title Section 9--1150. 15) <br /> 2 . The following note shall be included in the Certificate <br /> of Compliance and also shall be recorded as a separate <br /> instrument: <br /> At the time of development of parcel 2, the entire <br /> length of the private rights-of-way for parcel 2 <br /> shall be constructed and maintained to the <br /> standards required by Section 10 .207 of the Uniform <br /> Fire Code and applicable San Joaquin County <br /> Improvement Standards.
