PA-0700181 OF WILLIAM <br /> AND RITA SORRENTI (C/O GIULIANI AND KULL, INC.) (APN: 207-210- <br /> 11) (ADDRESS: 13295 S. STEINEGUL RD, ESCALON) <br /> The applicant has submitted the above referenced Major Subdivision Application to <br /> subdivide a 68.36 acre parcel into six parcels containing a minimum of ten acres each. <br /> The property has a General Plan Designation of A/L (Limited Agriculture) and is zoned <br /> AL-10 (General Agriculture, 10-acre minimum). <br /> The project site is located on the west side of Steinegul Road, 820 feet north of Edwards <br /> Avenue, north of Escalon. The surrounding land uses include single family residences, <br /> detached accessory buildings, and agricultural operations. <br /> The Community Development Department has reviewed the proposed Revisions of <br /> Approved Actions Application and offers the following comments: <br /> Parcel Configuration <br /> It appears that the proposed tentative map does not match the legal configuration of the <br /> parcel. Our records and the submitted recorded deed of the property indicate that <br /> Assessor Parcel Numbers 207-210-11 and 207-210-12 are one legal lot. As a result, the <br /> applicant will have to submit proof that the parcels are separate or it will be necessary to <br /> submit revised drawings before the scheduled Planning Commission date of June 21, <br /> 2007. <br /> Williamson Act <br /> The project is under a Williamson Act Contract. In October of 2004 a Williamson <br /> Contract Nonrenewal application was finalized and the parcel is scheduled to be out of <br /> contract by October 2014. The parcels created from the subdivision comply with the <br /> terms of the contract as they will contain a minimum of 10 acres and are prime farmland. <br /> The project is tentatively scheduled for the Planning Commission hearing on June 21, <br /> 2007. The Community Development Department has reviewed the Major Subdivision <br /> 1 <br />
