Chandler Martin -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-04-629 (SA) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a fifty(50) <br /> foot wide right-of-way from the southern property line of APN 207-300-14, 15, 16, and 17 to extend <br /> Tiffany Lane across the parcel's frontage. (A $410.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) (The fee due will be based on <br /> the current fee schedule.) (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Tiffany Lane shall be constructed in conformance with the standards for <br /> one-half of a fifty(50) foot right of way Rural Residential street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of Improvement Plan. (A <br /> $410.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a registered civil engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works for approval. As an option,the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the current fee <br /> schedule.) (Development Title Section 9-1150.2) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met <br /> the requirements of the Waste Plan Format for Development Projects.
