r�§ 1.2 Project description is as follows: Mr. Bavaro owns Parcels 3, 4, 5, 6 and 7 of a seven parcel <br /> antiquated subdivision. The previous landowner retained Parcels 1 and 2. Construction of a <br /> single family residential (SFR)unit and a potential second unit dwelling is proposed to be <br /> built on each parcel. The subject Parcels composing this project and assessed for this Report <br /> are the Parcels owned by Mr. Bavaro. They have been outlined on the San Joaquin County <br /> Parcel Viewer Map and Site Plan. <br /> § 1.3 Parcel location map is found in Appendix A. <br /> § 1.4 The property Site Plan was supplied by Mr. Bavaro. The Plan depicts Parcel orientation, <br /> and items associated with the property such as the aforementioned Sweet Pipeline. Other <br /> descriptions include the driveway into the project site. There are no ponds or waterways <br /> since all of the acreage was farmed in dairy crops(oats and corn silage). No natural <br /> drainage courses exist on the property. Lone Tree Creek is located directly to the south. <br /> Stormwater from the future building pads will drain into the surrounding acreage. <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past use of the property has been primarily for diary feed crop production. The extreme <br /> eastern portion of the subject property was planted in vineyard, which was recently <br /> removed. Associated farming practices have also occurred on the property. These include <br /> planting, discing, flood irrigation, harvesting and crop re-planting. Present use of the <br /> property is as fallow ground. Future uses of the site will to be development into single <br /> family residential structures to be built upon each of the five acre Parcels. These activities <br /> occur in this locale and should not significantly contribute to potential environmental <br /> problems, in my opinion. <br /> § 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES <br /> OF CONTAMINATION <br /> § 3.1 Discussion of the methods used to research and investigate the potential or known above <br /> ground and below ground sources of contamination at the site include the following: The <br /> San Joaquin County Environmental Health Department Envisions Program was researched <br /> with the assistance of EHD counter staff. Sites within the one mile radius study area which <br /> may have contributed to surface or subsurface contamination to the subject property was <br /> researched on Lone Tree Road and Steinegul Road. The only site listed was the former <br /> Raymond Greer residence, which has groundwater contamination from a leaking <br /> underground fuel tank. Upon review of this site at EHD, the contamination has not been <br /> fully delineated (See Appendix D). <br /> Chesney Consulting <br />
