(§ 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), as specified in their directive for Conditions of Approval. <br /> Analysis and recommendations have been provided in this report based upon the environmental <br /> criteria encountered. My report is in compliance with the requirements for a Soil Suitability Study <br /> under Development Title, Section 9-1105.2 Item (d). <br /> Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1 I.A 37)The subject Parcel is part of an antiquated subdivision. A new single family <br /> rnstructure is proposed to be built by General Contractor Tom Schwartz for Mr. and <br /> Flores as depicted on the Preliminary Plot Plan, found in Appendix A. Current zoning is 4--1-01. A <br /> second unit W ling could be built on the subject Parcel since there is obvious sufficient area. This <br /> would creat tw septic systems on approximately,I0'acres, or one system per five acres,which can <br /> be considered-very low density. <br /> (§1.4) The S.J.C. Parcel Viewer Map foundin Appendix A illustrates the subject property as being <br /> completely fallow with no items on the Parcel. <br /> (� 1.1 )an 2.1y The subject property is 4.5 miles northeast of City of Escalon. Surrounding <br /> p�rarty u3e�consists predominately of agricultural production land-primarily rice ground, <br /> irrigation water conveyance structures (Oakdale Irrigation District), confined animal facilities and <br /> new residential development on 10 acre lots to the west of this project. Housing is low density. <br /> Municipal sewer will probably never serve this area, or at least not for several decades. (§ 4.2) Any <br /> of the above land use could create environmental concerns that may be discovered in the future. <br /> Environmental concerns would primarily result from the over-application of nitrogen fertilizers. <br /> 0_3'J/,A,'3) The project is part of an antiquated subdivision that has always been in agricultural <br /> p du�tioh, and there is no on-site septic tank usage for this Parcel, or the antiquated subdivision. <br /> Therefore,there is no on-site septic tank repair history. <br /> (",2,(3.4'3.5,A.6) Found.in Appendi�C, is a copy of a septic system permit from EHD <br /> microfiche files for a systern-installed at the intersection of Steinegul and Lone Tree Roads (one- <br /> quarter mile from the site) in 1975. This permit,indis4tes that sum _were installed and there <br /> apparently have been no repairs to this system( Two other permits were found in the microfiche <br /> files in the one-half mile proximity to the subject Parcel.
