CONDITIONS OF APPROVAL <br /> PA-03-278 <br /> Woodward <br /> Lot Line Adjustment Application No. PA-03-278 was approved by the San Joaquin County <br /> Community Development Department on July 16, 2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 14, 2005, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to adjust the property lines of four parcels to <br /> allow for frontage onto a County maintained road as shown on the Site Plan dated June 9, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. REMOVAL OF STRUCTURES: The chicken coop on Parcel 2 must be removed. A demolition <br /> permit is not required since the chicken coop is less than 120 square feet in size. Animals shall not <br /> be kept or maintained in coops, pens, corrals, barns, or similar structures closer than forty(40) feet <br /> from any rear or side property line.
