F11. DESCRIPTION OF THE SUBJECT PROPERTY <br /> The subject property has been owned by the Silva and Inman Families since the 1930's when <br /> Darwin Inman's deceased grandfather, Mr. Tony Silva, purchased the property. Prior ownership of <br /> the property is unknown. The property served as a dairy until the late 1970's. The structures <br /> existing on proposed Parcel 1 of the property include: A single family residence, detached garage, <br /> small shed, an animal barn and a hay barn. Proposed Parcel 2 contains a single family residence. <br /> The project is located in the northeast corner of Steinegul Road and Kelley Road, and its legal <br /> description is the southwest one-quarter Section 26, Township 1 South, Range 9 East, MDB&M. <br /> Surrounding structures consist of very low density residential housing, agricultural production land <br /> and confined animal facilities (dairies and horse ranches). Directly north of the property line is the <br /> Oakdale Irrigation Lateral (O.I.D.) that was originally an open canal, and is now a pipeline. <br /> The region has been farmed, particularly in pasture land for the last several decades. Surrounding <br /> irrigation is provided by irrigation wells and the O.I.D. The historical aerial photos illustrate that <br /> the subject property was entirely in pasture in the 1970s, except for buildings, roads, and the O.I.D. <br /> irrigation canal. <br /> III. STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES <br /> The surface soils are composed predominately of a Madera sandy loam (#193), with the extreme <br /> northwest portion consisting of Madera-Alamo Complex (#195). Permeability is very slow in both <br /> of these soil types, primarily due to an underlying claypan/hardpan. There is also a high shrink- <br /> swell potential. Consequently, consideration should be given to having a soils engineer assess the <br /> on-site soils to provide foundation recommendations if construction will ever take place on the <br /> Parcels. <br /> The GeoTracker map illustrates one Leaking Underground Fuel Tank LUFT to the north of the <br /> property. This LUFT site is also listed on the San Joaquin County Envisions Outline Viewer files <br /> and is referenced as the DaSilva Dairy. This Dairy is approximately 1,870 feet north of the property <br /> and crossgradient with respect to groundwater flow. <br /> The attached Environmental Questionnaire indicates that there was a small underground fuel tank <br /> located on the property, which was removed before 1980. The exact location of this tank is unknown <br /> to Mr. Darwin Inman,his uncle, Mr. Roy Silva, and his mother, Mrs. Dorothy Inman. <br /> The San Joaquin County Envisions Outline Viewer has indicated the property is an"Exempt Tank <br /> Facility" and is listed under Mr. Tony Silva, Mr. Inman's grandfather.
