CONDITIONS OF APPROVAL <br /> PA-1800003 <br /> PANATTONIIMOUNTAIN TECH CENTER BUILDING A <br /> Site Approval Application No. 1800003 was approved by the Community Development Department on <br /> January 11,2019. The effective date of approval is January 21,2019. This approval will expire on July <br /> 22, 2020,which is 18 months from the effective date of approval, unless(1) all Conditions of Approval <br /> have been complied with,(2)all necessary building permits have been issued and remain in force,and <br /> (3)all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulf Iled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, (209)468-3160) <br /> a) APPROVED USE: This approval is for the construction of a 148,520 square foot (Building `A� <br /> integrated light industrial complex meant to accommodate technical and manufacturing uses and <br /> associated operations involving light warehousing. The first of five stand-alone buildings comprising <br /> the Mountain Technology Center, Building `A"includes the following features: three proposed suites <br /> with office areas: Suite 'A' with a warehouse area of 54,708 square feet; Suite 'B' with a warehouse <br /> area of 39,104 square feet; and Suite 'C' with a warehouse area of 54,708 square feet as shown on <br /> the site plan dated March 1, 2018. (Use Types: Professional ServAces, Wholesale Distribution-Light, <br /> General Industrial.-Limited ) <br /> Building'A"will also include two partially enclosed courtyards along De Anza Boulevard, one located <br /> at the south end of the building and the other located at the north end of the building, for employees; <br /> two docks located at the rear of the building, with 18 dock doors(9'X 10') and four drive-in doors (12' <br /> X 14'); a flat-roofed building, with parapet height ranging from 36 feet to 43 feet; and provides for <br /> common treatment of open space, circulation elements, entries, color scheme, textures, parapet <br /> profiles,corner treatments,trellis components,shadow lines,and signage,with the other four Mountain <br /> Technology Center buildings;and provides signage, as follows: a)one building mounted sign for each <br /> suite, featuring unlit raised lettering; and b)one monument sign and one ground-mounted, wayfinding <br /> sign at the Wicklund Crossing Way shared entrance. <br /> PLANNING APPLICATION PA-1800002: The "Notice of Lot Line Adjustment" for application PA- <br /> 1800002 shall be recorded and deeds transferred prior to the issuance of building permits for PA- <br /> 1800003. <br /> b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT".The Site Plan required as part <br /> of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan <br /> must show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK LIST"for details). <br /> A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d) CONSISTENCY: improvement plans and all subsequent development and building applications <br /> within the boundaries of this project approval shall be reviewed by the Community Development <br /> Department and Design Consistency Review Committee (DCRC) and found consistent with the <br /> Mountain House Master Plan, Specific Plan I, Mountain House Development Title, and other <br /> applicable plans, standards and requirements prior to issuance of any discretionary approvals or <br /> PA-1800003 (SA) Conditions of Approval 1 <br />
