h) FENCING AND PRIVACY WALLS: Fencing and Privacy Walls shall be provided and comply with the <br /> following: <br /> i) Site perimeter, screening, and area fencing shall be consistent with the Mountain House <br /> Commercial, Office and Industrial Design Manual. (Chap. 3) <br /> Timing: Prior to the approval of Improvement Plans and Building Permits. <br /> i) SERVICE AREAS: Service Areas shall be provided and comply with the following: <br /> i) All service, trash, storage areas, and utility equipment shall be screened from public view utilizing <br /> a combination of planting and architectural elements that are consistent with the project <br /> architecture. (Mountain House Commercial,Office and Industrial Design Manual, Chap. 3, Pg.21) <br /> ii) Walls used for screening shall be a minimum of six inches higher than the item/area being <br /> screened. (Mountain House Commercial, Office and Industrial Design Manual., Chap. 3, Pg. 21) <br /> iii) Refuse collection and storage shall be located to the rear and sides of buildings, covered with a <br /> roof, and sized to contain all refuse generated on site between collections. (Mountain House <br /> Commercial, Office and Industrial Design Manual., Chap. 3-21) <br /> Timing: Prior to the approval of Improvement Plans and Building Permits. <br /> j) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> i) Access driveways shall have a width of no less than twenty-four(24) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5M[g][1]) <br /> ii) The design of the driveway access and traffic circulation plan for the site shall be incorporated into <br /> the construction plans. <br /> Timing: Prior to the approval of Improvement Plans and Building Permits. <br /> k) LIGHTING: All off-street parking areas within commercially-zoned projects, and projects where the <br /> parking area is used at night, shall be provided with exterior lighting which meets the following <br /> standards: <br /> i) Parking lot luminaries shall be metal halide with ninety(90) degree cut-off and flat lenses, unless <br /> specified differently in the applicable Mountain House Design Manual. (Development Title Section <br /> 9-1015.5M[f][1]) <br /> ii) Any lighting shall be designed to confine direct rays to the-premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> Timing: Prior to the approval of Improvement Plans and Building Permits. <br /> 1) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br /> on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from any future <br /> right-of-way line, including any corner cut-off(snipe).
