CONDITIONS OF APPROVAL PA-1800006 PANATTONI/MOUNTAIN TECH CENTER BUILDING D Site Approval Application No. 1800006 was approved by the Community Development Department on January 11, 2019. The effective date of approval is January 21,2019. This approval will expire on July 22, 2020,which is 18 months from the effective date of approval, unless(1)all Conditions of Approval have been complied with,(2)all necessary building permits have been issued and remain in force,and (3)all necessary permits from other agencies have been issued and remain in force. Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other ordinance requirements may apply. 1) COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, (209)468-3160) a) APPROVED USE: This approval is for the construction of a 82,496 square foot (Building 'D� integrated light industrial complex meant to accommodate technical and manufacturing uses and associated operations involving light warehousing.The fourth of five stand-alone buildings comprising the Mountain Technology Center, Building `D' includes the following features: one proposed suite with office area as shown on the site plan dated March 1, 2018. (Use Types: Professional Services, Wholesale Distribution-Light, General Industrial-Limited ) Building`D'one plaza located at the south end of the building off of Mustang Way, for employees; one dock located at the rear of the building, with six dock doors(9'X 10')and one drive-in door(12' X 14'); flat-roofed building,with parapet height ranging from 36 feet to 43 feet; provides for common treatment of open space, circulation elements, entries, color scheme, textures, parapet profiles, corner treatments, trellis components, shadow lines, and signage, with the other four Mountain Technology Center buildings; and provides signage, as follows: one building mounted sign located at the southwestern part of the building along Mustang Way, featuring unlit raised lettering. PLANNING APPLICATION PA-1800002: The "Notice of Lot Line Adjustment" for application PA- 1800002 shall be recorded and deeds transferred prior to the issuance of building permits for PA- 1800006. b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT".The Site Plan required as part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading(refer to the"SITE PLAN CHECK LIST"for details). A fee is required for the Site Plan review. (Development Title Section 9-884) c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility Fee is applicable, the County shall collect the fees before the issuance of any building permits. (Development Title Section 9-1245.2) d) CONSISTENCY: Improvement plans and all subsequent development and building applications within the boundaries of this project approval shall be reviewed by the Community Development Department and Design Consistency Review Committee (DCRC) and found consistent with the Mountain House Master Plan, Specific Plan I, Mountain House Development Title, and other applicable plans, standards and requirements prior to issuance of any discretionary approvals or ministerial permits.
