CONDITIONS OF APPROVAL <br /> PA-1800006 <br /> PANATTONI/MOUNTAIN TECH CENTER BUILDING D <br /> Site Approval Application No. 1800006 was approved by the Community Development Department on <br /> January 11, 2019. The effective date of approval is January 21,2019. This approval will expire on July <br /> 22, 2020,which is 18 months from the effective date of approval, unless(1)all Conditions of Approval <br /> have been complied with,(2)all necessary building permits have been issued and remain in force,and <br /> (3)all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, (209)468-3160) <br /> a) APPROVED USE: This approval is for the construction of a 82,496 square foot (Building 'D� <br /> integrated light industrial complex meant to accommodate technical and manufacturing uses and <br /> associated operations involving light warehousing.The fourth of five stand-alone buildings comprising <br /> the Mountain Technology Center, Building `D' includes the following features: one proposed suite <br /> with office area as shown on the site plan dated March 1, 2018. (Use Types: Professional Services, <br /> Wholesale Distribution-Light, General Industrial-Limited ) <br /> Building`D'one plaza located at the south end of the building off of Mustang Way, for employees; <br /> one dock located at the rear of the building, with six dock doors(9'X 10')and one drive-in door(12' <br /> X 14'); flat-roofed building,with parapet height ranging from 36 feet to 43 feet; provides for common <br /> treatment of open space, circulation elements, entries, color scheme, textures, parapet profiles, <br /> corner treatments, trellis components, shadow lines, and signage, with the other four Mountain <br /> Technology Center buildings; and provides signage, as follows: one building mounted sign located <br /> at the southwestern part of the building along Mustang Way, featuring unlit raised lettering. <br /> PLANNING APPLICATION PA-1800002: The "Notice of Lot Line Adjustment" for application PA- <br /> 1800002 shall be recorded and deeds transferred prior to the issuance of building permits for PA- <br /> 1800006. <br /> b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT".The Site Plan required as part <br /> of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan <br /> must show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading(refer to the"SITE PLAN CHECK LIST"for details). <br /> A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d) CONSISTENCY: Improvement plans and all subsequent development and building applications <br /> within the boundaries of this project approval shall be reviewed by the Community Development <br /> Department and Design Consistency Review Committee (DCRC) and found consistent with the <br /> Mountain House Master Plan, Specific Plan I, Mountain House Development Title, and other <br /> applicable plans, standards and requirements prior to issuance of any discretionary approvals or <br /> ministerial permits.
