(3) A solid fence six (6) to eight (8) feet in height shall be erected along the portion of the west <br /> property line that abuts APN 092-190-16. (Development Title Section 9-1022.4[e][1]) <br /> I. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. <br /> (2) All fencing shall comply with Development Code Section 9-1022. <br /> m. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than twenty (20) feet from a property line shall be of one-hour, fire-resistive <br /> construction. Openings will not be permitted less than five (5) feet and protected less than ten <br /> (10)feet. <br /> (2) The proposed use will change the occupancy from an R-3 occupancy to a B occupancy(U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural,plumbing,mechanical,electrical,energy and disabled access requirements. <br /> 2. CALTRANS (Staff Contact: Christine Sayre,948-7142) <br /> a. REMOVAL OF BUILDINGS:The following shall apply: <br /> (1) Should it become necessary to remove/relocate/alterany structures,drainage improvements,or <br /> the retention basin due to improvements to State Route 99, the applicant and/or owner shall be <br /> responsible for all costs involved in such removal/relocation/alteration. The California <br /> Department of Transportation shall not be responsible for any of these costs. <br /> (2) Caltrans shall approve the Final Site Plan. <br /> 3.
