COMMENTS ON DEVELOPMENT <br /> SA-94-17 <br /> RECOMMENDATIONS: <br /> 1. The frontage improvement for Louisa Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a fifty (50) foot right-of-way Local Commercial Street plus a <br /> handicap ramp at the corner of Stockton Street. <br /> (Development Title Section 9-1150. 2) <br /> 2 . A snipe dedication may be required if necessary for the <br /> construction of the handicap ramp. <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The existing use category is classified as <br /> warehouse and the proposed use category is service commercial. <br /> The fee currently is $801 . 00 per 1, 000 gross square foot of <br /> building as Warehouse, and $1, 143 . 00 per 1, 000 gross square <br /> foot of building as Service Commercial in the Thornton area . <br /> The owner will be credited for the existing use. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025, R-93-167 , R-94-179) <br /> 4 .
