PA-0200279 OF DONALD AND <br /> SHERI HUDSON (C/O STEVE KESSLER AND JASON HOLMES)(1001 <br /> STOKES AVENUE, STOCKTON)(APN: 143-280-03). <br /> The applicants have submitted a Site Approval Application to change the Use Type of an existing <br /> 16,480 square foot building from Wholesaling and Warehousing to General Industrial- <br /> Intermediate to allow the manufacture and storage of plastic products. In addition,they are asking <br /> to enlarge the building by adding: 14,205 square feet to be used for additional storage, office <br /> space, and locker rooms; and a 1,912 square foot truck dock. <br /> This project is within the Enterprise Zone.This allows for a Site Approval application to be used <br /> in place of a Use Permit. <br /> The project is located on the west side of Stokes Avenue, 1,150 feet north of Fremont Street, <br /> Stockton.This 1.62 acre parcel has a General Plan designation of I/L(Limited Industrial)and is <br /> zoned I-W(Warehouse Industrial). <br /> The Community Development Department has reviewed the Site Approval Application and offers <br /> the following comments: <br /> Building Coverage <br /> The total area of any lot that may be covered by buildings in the Industrial zone is forty(40) <br /> percent(Development Title Table 9-510.3). The proposed total structure coverage is 32,597 <br /> square feet.The parcel is 70,700 square feet. Forty percent coverage equals 28,280. Structure <br /> coverage must be reduced a minimum of 4,317 square feet. <br /> Parking <br /> This project will require a change in Use Type from Wholesaling and Distribution to General <br /> Industrial-Intermediate.This increases the parking requirement per 1,000 square feet of building <br /> from one-half(.5) space to two(2) spaces(Development Title Table 9-1015.3). In addition, one- <br /> half space per employee will be required.This means that a total of 65 spaces will be required. <br /> Parking requirements can be modified if it can be shown that a lesser number is reasonable.There <br /> does not appear to be enough room for 65 parking spaces. <br />
