Stow Avenue APN: 183-100-03 <br /> INFORMATION: <br /> A portion of the site is currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. The 100-year Flood Elevation will be 74 to 76 feet NGVD and the 100-year Flood Depth will be <br /> approximately one (1) foot above natural ground elevation. <br /> Stow Avenue has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> Gawne Road has an existing right-of-way width of 60 feet and a planned right-of-way width of the same. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The Water Supply Facilities Impact Mitigation Fee shall be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. A natural unnamed creek runs through the proposed project site. Therefore, the Parcel Map shall <br /> delineate the unnamed creek with a 25-foot building setback from the top of both banks. <br /> 4. The applicant shall keep the unnamed creek free of all obstacles which impede the flow of water and any <br /> alteration to the unnamed creek will require obtaining a Watercourse Encroachment Permit from the San <br /> Joaquin County Department of Public Works. <br />
