INTRODUCTION <br /> Mr. Henry Van Vuren is creating a second parcel from property he owns at 7663 Stow Avenue <br /> east of Stockton, California. The purpose of this project is to create a homesite parcel which is <br /> removed from the remaining property. According to the San Joaquin County Development Title, <br /> a Surface and Subsurface Contamination Report (SSCR) must be conducted prior to the time of <br /> Tentative Map submittal. The purpose of this report was to investigate the subject property for <br /> real or potential environmental contamination and report the findings to the Client and the San <br /> Joaquin County Environmental Health Department. This report complies with the San Joaquin <br /> County Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, this report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, and the nitrate concentration in the underlying groundwater. Point sources <br /> investigated include off-site and on-site fuel storage tanks, empty drums and five gallon <br /> containers, septic systems and equipment storage areas. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of the <br /> existing structures for asbestos containing materials (ACMs). An analysis of the domestic well <br /> serving the Van Vuren's current house was not tested for nitrates and the agrichemical <br /> dibromochlorpropane (DBCP). If the project continues as planned, this well will be tested for <br /> completion of the Soil Suitability Study. <br /> SITE DESCRIPTION 1 <br /> As illustrated on the attached Assessor's Parcel Map, Parcel 1 will be the homesite Parcel <br /> consisting of 3.1± acres and Parcel 2 will be 53.9± acres. The homesite parcel currently has the <br /> Van Vuren residence with a septic system, a detached garage and shed, cattle mangers, and dairy <br /> farm equipment storage. In the northeast portion of Parcel 1, there is a farm worker's mobile <br /> home with a septic system, a shop, a shed and storage of farming related items and parts. Parcel 2 <br /> is currently planted in entirely in pasture grasses,which are not rotated with other crops. These �Z r <br /> pasture grasses provide forage for the former Van Vuren Dairy, which was recently sold to <br /> another dairyman. <br /> The site is bordered to the north, south, east and west by agricultural production land, including 3) <br /> vineyards, pasture, a recently planted almond orchard, and low density single family housing. <br /> Gawne Road is the south property border. Little Johns Creek runs through the property. Parcel 2 <br /> extends to the north of this Creek. <br /> The former Van Vuren Dairy is currently an organic dairy and has been organic for the past six <br /> years. The dairy is located west-southwest of the subject property. No antibiotics, etc. are used <br /> on the dairy animals and no agrichemicals are applied to the cropland that is, or was under the <br /> control of the dairy. <br /> 1 <br /> Chesney Consulting <br />
