CONDITIONS OF APPROVAL <br /> PANCCT 67 "' ONED <br /> S CE, N <br /> Lot Line Adjustment Application No. PA-0400467 was approved by the San Joaquin County <br /> Community Development Department on August 27,2004,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on February 26, 2006, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Jim Van Buren, 468-2374 ) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated August 12, <br /> 2004. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Dean Gilman, 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. A new <br /> legal description shall be submitted to the Surveyor's office for review. (Development Title <br /> Section 9-872.4) <br /> b. The new description must reflect correct distances with qualifiers to avoid overlaps or gaps. <br /> c. This development is subject to reapportionment under the San Joaquin Area Flood Control <br /> Agency Assessment District No. 96-1 (Flood Protection Restoration Project).
